Dining/Cooking
The open plan, kitchen/dining room flows out through patio doors, into the garden and patio area. The kitchen was newly installed in 2017 and provides everything you need to cater for a large family. There is dining seating for up to 10 people and a useful separate utility room room with drinks fridge, washing machine and tumble dryer.
Living
A set of double doors lead between the dining room and the living space which can also be accessed off the large entrance hall. Comfortable seating for all guests can be found in the lounge, a smart TV and CD player are also available for entertaining. A further set of patio doors lead from this room onto the patio space.
A games room/snug can be found to the front of the property which can be used as a separate lounge, with TV and DVD player.
Sleeping
The property sleeps a maximum of 9 guests across 5 bedrooms. Two of the bedrooms offer flexible sleeping configurations with zip and link beds, allowing them to be arranged as either two single beds or a super king size bed. There is also a single bedroom, king size bedroom and master king-size bedroom with large en-suite shower room.
Bathing
There is a modern family bathroom with shower over the bath that can be found on the first floor. There is also a master en-suite shower room and downstairs there is a WC, located off the entrance hall.
Outside
The lower garden is turfed and immaculately presented, with various walkways through the landscaped gardens. There are gates across these walkways to ensure that the lower garden remains a safe environment for children to play. We recommend parental supervision through the impressive gardens, which offer a wonderful place to explore. The garden also has a HOT TUB (charges apply) and outside shower. A covered outside area can be found in the back garden for BBQ's as well as patio area leading off the house with rattan furniture and a BBQ.
Driveway parking for 4 cars (depending on size) can be found in two parking bays at the front of the property.

Additional Booking Information
£60 non-refundable booking fee payable at time of booking.
50% of the accommodation cost and booking fee are required to secure the booking. The remaining balance & payment for any extras is due 4 weeks prior to arrival along with the refundable damages deposit (if applicable). If your dates are within 6 weeks, full payment is required.
Check-in time is from 6pm and the check out time is 9am.

Please note, to ensure optimum cleanliness & hygiene of the hot tub, it will be completely emptied and re-filled with water and chemicals on your arrival day. Therefore, the hot tub may not be up to temperature until the morning after your arrival.

We have just returned from a lovely week break in Croyde. This house is lovely, its right in the heart of the Village with easy access to all the pubs and also the beach. The gardens are stunning and really great to explore. A true gem and great find in Croyde.
The Ocean cottages team were efficient, responsive and very helpful when there were issues/questions. Would highly recommend!
Gorgeous well equipped house with suntrap garden with ready to pick apples. Lost one star as it only has one bathroom for three bedrooms - the other is ensuite to the master bedroom so while it may suit a larger family group it would not work for 9 adults sharing.
We thoroughly enjoyed our stay at Langtrees. The house is beautiful and in fantastic condition with the most stunning garden I've ever seen! The house is very spacious and comfortable and located 2 minutes walk from the village where you will find surf shops, pubs and restaurants. Croyde beach is about 10 mins walk from the house. There is parking for 3 cars and a very useful utility room with a washer and dryer available. We could have done with a few bits in the kitchen, more baking trays, oven gloves and better tin opener and veg peeler but otherwise the kitchen was well stocked with glasses, plates, etc and a dishwasher (bring your own tablets although a few are provided). Also don't forget soap as there is none in the bathrooms.

A superbly equipped, presented and located property surrounded by a stunning garden. Was extremely comfortable for a family of 8. Ocean Cottages were very efficient and easy to deal with. Would book again.
We loved our stay at Langtrees. The house is very well equipped with a beautiful outside area and garden. We were lucky with the weather as well! We had breakfast outside on the patio every morning!

We really enjoyed our stay in Langtrees last week, The house is well equipped particularly in the kitchen and the garden is wonderful. Unfortunately the weather wasn't perfect so didn't make full use of the lovely garden furniture and the hot tub but we did our best! The house is in a good location, easy, short walk (but not many pavements) in to the village and about 10/15 minutes to the glorious beach. Perfect.
